SCHEDULE OF SERVICES AND FEE EVALUATIION INTERIOR DESIGN SERVICE Fees will be charges for all the necessary creative input, technical expertise and design administration of a particular project, based on a percentage of the actual or estimated total fitting-out or refurbishment costs. This will include all construction works, i.e. building, shop-fitting, electrical, heating and ventilation/air conditioning, plumbing, joinery, fixtures and fittings, furnishings, floor coverings, furniture, signage and specialist equipment. A breakdown of services is as follows :- STAGE A - BRIEF 1) Briefing and instructions 2) Site visit 3) Consultation advice 4) Site survey 5) Site notes and details 6) Preparation of existing plans, elevations and sections STAGE B - PROPOSAL 1) Preparation of proposed plans in design layout form 2) Proposed sections and/or elevation 3) Preliminary details as necessary to demonstrate special solutions or specific proposals 4) Sample/colour/finishes board(s) 5) Preliminary perspective sketches Additional items :- * Perspective artworks * Computer generated pictorial views and/or fly through's * Duplication costs of drawings and documents * Graphic design STAGE C - PLANNING 1) Submission for Planning Approval i.e. * Outline planning * Full planning * Change of use * Listed buildings * Consent to Display advertisements 2) Liaison with Client's Landlord/Agent. 3) Liaison with Fire Authority, Licensing, Solicitors, Environmental Dept., etc. 4) Preparation of any additional details over and above Stage B necessary to make a Planning application STAGE D - LICENCE 1) Liaison with Licensing Solicitor 2) Consultation with local Authority Departments, specifically to deal with licensing requirements for Public Entertainment Licence and/or liquor licence. 3) Preparation and Colouring of Licence drawings for Solicitor's submissions. 4) Attendance at Liquor Licence hearing if required. STAGE E - WORKING DETAILS 1) Detailed site survey (if required). 2) Liaison with or engagement of (on behalf of Client) Specialist Consultants or Contractors, e.g. * Structural Engineer * Services Engineer * Acoustic Consultant * Quantity Surveyor 3) Preparation and submission of project for Approval under Building Regulations. 4) Production of working drawings and detail. 5) Preparation of Specifications. 6) Preparation of Schedules (finishes, door, etc). STAGE F - TENDER 1) Preparation of tender details and submissions. 2) Budgetary procedures. 3) Negotiation with prospective contractors and presentation of recommendations to Client. 4) Preparation and drawing up of Contract if required. STAGE G - ON SITE 1) Administration of progress of Contract 2) Instigation and administration of Site Meetings 3) Certification of payments 4) Hand-over 5) Site snagging and Final inspection 6) Agreement and administration of Final accounts. FULL INTERIOR AND ARCHITECTURAL SERVICE To include all stages from A - G Fees to be evaluated as follows - based on all-inclusive* project cost. * First £50,000 to be charged at 12% * Next £200,000 (or part) 10% * Next £250,000 (or part) 8% * £1 million - £2.5 million 5% * Over £2.5 million 3% A deposit may be required * "All inclusive" means whole project cost excluding purchase of building and/or site i.e. demolition, building, joinery, services, finishes, fixtures, and fittings, furniture, signage and decoration artefacts. PART DESIGN SERVICES Fees can be agreed on any stages, or parts of stages, once details are known and subject to client requirements. Invoices for fees and expenses will be rendered in regular monthly instalments, subject to scale and agreement * Fixed Fee agreements can be arranged if preferred. ABORTIVE WORK All abortive work will be charged for on quantum meruit basis up to the time of cancellation with a maximum of two-thirds of the total by the end of Stage E. VAT will be added at the appropriate rate to each and every invoice. EXEMPTIONS Specialist skills as outline in Stage E (2) are not in Bulldog Design's scope of activities and have not been accounted for. Any deviation from any of the above to be agreed in writing prior to any particular stage. * Costs are based on anticipated contract costs up to Stage F after which cost can be firmly evaluated and therefore Fees accurately determined. OTHER SERVICES Bulldog Design Limited can offer an artwork production design service and appropriate quotations will be provided as required. Bulldog Project Management Services Limited can offer a design and build package, details on application. CONSTRUCTION (DESIGN & MANAGEMENT) REGULATIONS 1994 The above regulations have been in force since 1995 and requires that any building project involving more than 4 no. people at any one time, be ongoing for more than 30 days or involve more than 500 person days of construction work, be notified to the Health & Safety Executive. Whilst Bulldog Design Limited do not themselves undertake Notification procedures under CDM, we can advise and, if required, make the necessary arrangements.
